Bank of America along with a couple of local developers will be trying to get approval to move forward with the redevelopment of Central Park Village in the Tampa Heights area. As most County commissioners note, and I would have to agree, the area is a great candidate for a “CRA” or Community Redevelopment Area. Residents are already preparing to move, with assistance, beginning in July whether this project gets approval or not. Things will change at Cental Park Village. Tampa Heights’ redevelopment has surely been slowed by the condition of this subsidized housing area.
Bank of America’s plans include 800 “mixed-income” apartments and at least 3 high rise buildings of at least 23 floors. Some retail space is also in the plans. The County Commission is scheduled to vote on the proposal on June 7th.

In the City of Tampa today there are 5826 residential properties for sale and another 2455 under contract waiting to close. This compares to 5194 active properties and 2521 under contract back on April 21st of this year. Buyers have even more to choose from compared to just a month ago, but we’ve seen a decrease in homes going under contract. Great news for buyers, not so good for sellers.
So if you are thinking of selling, you need to be keenly aware of your competition and make sure that your home offers the best value for the few buyers that may be in the market looking for a home such as yours. Some tips:

Since The Cove apartments on Westshore Blvd. sold last year for $61m, I’ve been anxiously awaiting to see what the developer has planned. Those plans were recently announced as 750 townhomes and condos with three 16 story towers. Prices will start at $500k and go upwards of $3m. Currently, there are 689 apartments in the complex, so the re-development should not affect traffic all that much.
Kudos to the Ballast Point group for soliciting feedback from neighboring communities, which at this point seems to be mostly positive. Since I live in the general area, I’m all for anything that will improve the look and feel of Westshore from Gandy to Sunset Park. Now if we can only get the commercial strip cleaned up a bit!

According to an article in this morning’s Tampa Tribune, business leaders are beginning to worry about the effects of rising housing costs as it relates to attracting a local work force. We are ranked 29th in the southeast as a market that competes for employers and workers. Nationally, Indianapolis ranks first in affordable housing as compared to income levels for large metro areas, while the Los Angeles area is least affordable.
As Realtors, we speak with plenty of buyers who hope to find something affordable in or near the south Tampa/central Tampa areas. A quick search this morning shows only 24 single family homes available in the south Tampa area at $200k or less, all of which are south of Gandy Blvd. How about a condo at $175k or less? You can choose from 26 of them, the largest a 2/2 at 864sqft.
