Palma Ceia is one of south Tampa’s more desirable locations. It is centrally located on the Interbay Penisula, just east of Dale Mabry Hwy, which bisects the peninsula from north to south. This location puts the neighborhood in excellent proximity to schools, shopping, services, and all of south Tampa’s primary activity cores. It is very close to both Plant High School and the Palma Ceia Golf and Country Club.
Developed beginning in the early decades of last century, Palma Ceia has a mix of older homes as well as many newer homes built in recent years. There are many well preserved and restored bungalows, built in the 1920’s. Mediterranean (Spanish) style homes are also abundant in Palma Ceia. Current home prices in Palma Ceia range from the mid $200’s to $1 million+.
For the south Tampa home buyer that loves the charm of the older and sometimes more architecturally interesting homes (my opinion), Palma Ceia is great neighborhood in which to focus. But at the same time, Palma Ceia also has many newer homes, many built within the last 5 years. There are also some townhomes in Palma Ceia as well, but the predominating property type is single family. The zoning in Palma Ceia is in large part RM, or multi-family. There has been a recent push to re-zone much of Palma Ceia to RS (single-family) to match the predominating nature of the area.
Much of the charm of Palma Ceia comes from the many older homes, as well as the many grand live oaks, and the red brick streets (limited sections) of early last century. The predominating lot size is 50′ x 100′, but there is a section of Palma Ceia with many 100′ x 100′ lots also.

I’ve written about this subject before, but just about everyday I come across one or more photos that make me wonder what some people are (or aren’t) thinking. Granted, some homes are better left not photographed, with just a map showing how to get there, but buyers today are making decisions on whether or not to include a home on their short list while they view it on their desktop computers at home! So why not show a home in its best light, literally? The two photos included here were taken from the same listing that I came across while doing some research for a client this morning.
Which brings me to a Connecticut real estate agent named Athol Kay. Athol has a great sense of humor and has created a series of posts on his website titled “Bad MLS Photo of The Day”. Agents from across the country provide Athol with a steady stream of really bad photos from their local MLSs. But Athol has gone a step further and is attempting to educate Realtors and real estate agents around the world on the value of good home photography. Judging by the steady stream of bad photos, it’s obvious that he hasn’t reached the masses just yet. But that’s OK, he needs material. (Read his manifesto).
But the fact is that we’re selling products on the web, and just like any product that is sold on the web, good photography is a must. You’ve got to get buyers and their agents to want to pick up the phone or send an e-mail to schedule a look at the place. But maybe I’m the one missing the point. Maybe the bad photography actually entices buyers to want to go have a better look? Why light the place up and show it to them on the web? Let’s keep it dark and mysterious so that they will have to come and see it firsthand! Somehow I doubt that’s the thinking.

It used to be that searching for a home to purchase was difficult because a prospective buyer did not have access to the information that is so easily shared today via the internet. You had to scan the classified newspaper ads, scan the home magazines, etc. But the information was poorly organized and the searching was done in a very inefficient, time consuming manner.

So many home buyers employed the services of a Realtor who had access to a database of homes for sale, and who could search more efficiently using the criteria supplied by their clients. But now the information in those databases, also know as the Multiple Listing Services or MLSs, is shared freely across thousands of public websites.
We have, for a long time, made this information freely available on our home search website, SearchTheTampaMLS.com
And now we have made it even easier to search for homes by adding a map search tool so that users can select a specific region on the map, and using additional criteria, the user sees a graphical display that shows where each of the resulting properties is located.

Users can also set up and save their own personal searches, and have new listings e-mailed to them as they become available on the MLS. A “Favorites” feature is also available whereby a user can tag their favorite properties to easily locate them when they next login to the home search site.

But as Realtors, finding the ideal neighborhood and home for our clients is what we do. The Realtor MLS is a much more detailed database with much more data on the homes listed for sale than is available on the public websites. Looking for homes with a tile roof only? We can search for and find them. Are wood floors a must have? We can locate the homes with wood floors for you. Need a garden bath? We can search for that as well.
So the public home search websites are a great improvement for the consumer allowing the home buyer to search comfortably at home or work for their ideal home. But these sites are really just a starting point. Keep in mind that we have the capability to efficiently drill down through the data to help home buyers find their ideal Tampa home or condo. Is it a primary service that we offer home buyers. In the meantime, give the map search a try!

According to Trulia’s Heat Map of Tampa, the 33629 zip code is Tampa’s priciest with an average sale of nearly $500k, and an 8.5% increase in that figure, year over year. That zip is also home to the highest priced Tampa homes on a price per square foot basis at $291, a 16% year over year increase.
So yes, 33629 is home to some of Tampa’s priciest residential real estate. But 33629 has a very wide range of residential real estate prices, with current listings from $129k to almost $9 million!
On the bottom of the scale you can currently get a 1/1 condo near Bayshore for the $129k, but you’ll be squeezed with less than 700sqft of space to roam. On the other end of the price spectrum, you can certainly spread out and maybe get lost in your nearly 11,000sqft, 6 bedroom, 3 full and 3 half-bath estate, priced at $8.9 million.
