Seminole Heights appeals to many first time home buyers because:
Seminole Heights is about 2.5 miles due north of downtown Tampa, and was developed primarily in the early part of last century. Many of the older homes have been restored, a large percentage of which are bungalow style.
The 2 bedroom, 1 bath home, just does not work for many buyers these days. But there are many 2/1 homes for sale in Seminole Heights. The 2/1 was very functional back in 1925. MLS section 240, which comprises a large part of Seminole Heights has 47 of them available today. So where are prices for these great starter homes currently?
Prices range from about $120k for a 2/1 of 760sqft, built in 1946, to $545k for a 2/1 on the Hillsborough River (the northernmost boundary of Seminole Heights) near Florida Avenue. The median price for a Seminole Heights 2/1 for sale, is around the $180k mark currently.
How about what others have recently paid? Alrighty then. Thirty 2/1 homes in Seminole Heights have sold-year-to-date. Most recent sale was closed at $165k for home in the Hampton Terrace Historic District (listed by Yates & Associates). Two are under contract pending a closing.

While it is a pain in the rear to pay property taxes, we actually pay them in ARREARS, meaning that they are usually paid after they are due. Property taxes are assessed as of January 1 of each year and are normally due and payable on November 1 of that year. They must be paid before April 1st of the following year, and discounts are given for paying them early. The earlier they are paid, the bigger the discount.

Florida does allow this type of representation. Many states allow “dual-agencyâ€, in which a single agent can represent both parties in a real estate transaction. However Florida allows a “transaction brokerage†in which a single agent or single brokerage firm can work with both seller and buyer to facilitate the transaction. But neither party gets full representation. Can you see the conflict here? Many do not. The agent has to stay in the middle and provide a limited form of representation. how to access the real mls for tampa florida
IDX, or internet data exchange, allows all agents or brokerage firms to list MLS listings on their own websites. So in effect, you can search the Tampa MLS here. But the data is (are?) very limited and you cannot assume that all listings are available. It is possible that some firms or agents do not want to share their listings through IDX. Don’t assume you’re seeing it all unless you are working with an agent who has access to the real MLS. Our MLS does not yet support a public side of the database.

When I started tracking the numbers of active home listings in Tampa nearly a year ago, there were 5374 of them available. Since then it’s been a steady upward climb with very few dips downward. As of today there are 7925 active listings of residential properties in the City of Tampa, an increase of 70 over the previous week. There were 2519 properties under contract about a year ago, while today that number hovers around 1590, a steady decline for sure.

So supply continues to out gain demand once again. Business is great for the sign post installers, lock box manufacturers and home staging professionals. But there are buyers out there, just not many of them. Over the last week 123 properties went under contract to be purchased. The lucky sellers. So what are buyers agreeing to buy? Here are some numbers to consider:
The active zip codes are 33624 (Carrollwood) with 10 lucky sellers finding buyers and both 33604 (Seminole Heights) and 33647 (New Tampa) with 9 each.

BROWSE RIDGEWOOD PARK HOMES FOR SALE
This is a neighborhood I mention quite a bit as being a sleeper of a neighborhood. It is small and relatively unknown by most Tampa residents. Most people recognize the names of its neighbors, Tampa Heights and Riverside Heights, but many, if not most, have not heard of Ridgewood Park. If you’ve ever been to Rick’s On The River, just look across the river to Ridgewood Park.

Ridgewood Park is comprised of 83 acres of land adjacent to the Hillsborough River, due north of the University of Tampa and Blake High School. Its boundaries are North Boulevard to the east, Columbus Drive to the north, and the Hillsborough River to the south and west. It is home to the Cruise-a-Cade boating club, and is primarily residential properties with homes built in the early to mid-1900’s, many of which are bungalow style.
Ridgewood Park is in close proximity to downtown Tampa and just across N Boulevard Street from “The Heights“, a recently approved, $500 million mixed-use project.

Seminole Heights Homes For Sale
Some of Tampa, Florida’s older neighborhoods feature older homes built in the early part of last century commonly called bungalows. What most people are referring to when using this description are the homes built in the American Craftsman style of architecture. These homes most often feature large porches, decorative braces and trim, hardwood flooring, gabled roofs, stone chimneys, and often have built in shelving and seating.

This style of home was built in Tampa primarily during the early part of the 20th century. Neighborhoods featuring many bungalows in Tampa include:
Tampa bungalows that have been well preserved or updated and restored are in great demand.

The fact that these homes are 80 years and older means that many problems may exist depending on how well these homes were cared for by their previous owners. Most Tampa bungalows were built on a crawl space foundation using piers and posts for support. Over so many years the foundations have settled and many of these homes will need some repairs to the foundation.
Most Tampa bungalows are of wood frame construction and Florida is termite heaven. Eighty years plus offers quite a dining experience for termites and many of these homes have termite damage that affects the structural integrity of the home.
Many of the older bungalows still have the old electrical system in place and are in need of a total re-wiring. Getting property insurance may prove to be difficult if not impossible. When buying one of these older homes the following is recommended:
