I use Google Earth quite a bit as a tool for property research. Users of Google Earth are allowed to upload content to the Google Earth Community, and this content can be shown as placemarks graphically within the application. So when I see these markers I like to click on them and see what valuable information has been uploaded by other users. One group that seems to upload quite a bit of content is the “Bigfoot Field Researchers Organization” (my application is pending).
These guys mark every darn place for which someone has ever reported a Bigfoot sighting. So as you would imagine, the map is loaded with BFRO markers. And make no mistake about it, these reports are highly entertaining. I was flying over Seminole Heights today and what do you know? There’s that unmistakable orange dot that I know marks a Bigfoot sighting. Yes, Seminole Heights had a Bigfoot sighting back in the 50’s it seems.

Old Seminole Heights Heights is one of Tampa’s earliest neighborhoods. Developed in the early part of last century, Old Seminole Heights is bounded geographically by The Hillsborough River to the north and west, Hillsborough Avenue to the south, and 22nd street to the east. It also contaisn the area bounded by Hillsborough Avenue to the north, Florida Avenue to the west, I-275 to the east, and MLK Blvd to the south.

A client sent me a property to review earlier today and in the brief time that I researched its background I learned that:
Now that’s what I call a short sale, or at least a short price. The sale has yet to happen. You have to have a buyer first, and third party approval of course.
Just another reminder of the $$ that was being thrown around in the years of past.

2007 4th Quarter (October-December) Sales Report
33603 (South Seminole Heights, North Riverside Heights, Wellswood, etc)
33604 (North (Old) Seminole Heights, Lowry Park area, Sulphur Springs, etc)
Prices, along with sales volume, continued to drop in both of these zips from late 2006 through late 2007. These areas had a high volume of rehabs and investor flips occurring during the heat of the seller’s market back in 2004-2005. This was pushing prices up quickly and making taking away one of the main draws of the area-affordability. Prices have been and are still correcting in these zips for the most part. Only the best properties in the best locations are holding value.
These zips have many bank-owned properties (relative to others) and there are many sellers trying to short sell their homes to avoid foreclosure. That noted, there are some good buying opportunities currently for those that can stomach the process of waiting for third party approval (short sales).

Pay attention to the sold dates in chart above. These sales, just 20 months apart, are for the same home in Seminole Heights, a beautiful Spanish style 2/1, on one of the nicer streets in Seminole Heights. This is a fine example of what happens when the bank takes ownership.
Purchased at the peak of the market in early 2006, the buyers paid more than asking price and then lost it in late 2007. The bank quickly let it go for $185k, the same price it had sold for in August of 2004. A price correction of about 33%.
