Automated valuations of homes in Tampa can be all over the board. The valuations are only as good as the data used. And public data doesn’t include much of what can affect the value of a home. There is absolutely no better way to get an accurate estimate of value than consulting with someone who is involved in working with buyers and sellers of homes in your neighborhood. Someone who knows what buyers want and what wows buyers, what financing issues may stand in the way, etc.
But automated valuations do have some value, as a general guideline at the minimum. We have an automated valuation system on our website that uses the Conventional Mortgage Home Price Index or the CMHPI.
